This very comfortable, detached bungalow is set in its own good-sized garden in a rural setting on the outskirts of the village of Budock Water. The village has a Post Office and general stores, a friendly pub the Trelowarren Arms that also serves food, and an old church with a tower that stands out against the skyline.

Budock Water is on the edge of Falmouth, an interesting maritime port that has many facilities, a good variety of shops and is the home of the new National Maritime Museum. Swanpool is the nearest beach and can be reached by car in five minutes and will take 30 minutes approximately on foot. The road to Swanpool passes the 'Pitch and Putt' course and the Falmouth Golf Club. The Helford River area, with its boating facilities and the large tropical gardens of Glendurgan and Trebah, are approximately 4 miles away. There are many footpath walks in the surrounding area of Overdene.

This older style property is an ideal base for a family holiday with plenty of room to spread. It has a good sized enclosed garden, which is at a lower level at the rear, giving an elevated view from the house of the fields behind and the distant sea view.

ENTRANCE HALL : with cleaning cupboard and night storage heater.

L-SHAPED LOUNGE : with two modern three seater sofas and a flat-screen television. A Cornish stone slate fireplace has an electric fire and there is also a night store heater. BEDROOM 3 : Twin beds that can be pushed together to form a double. Bedside chest of drawers, larger chest of drawers, wardrobe and wash hand basin. Convector heater.

Leading from the entrance hall : -

KITCHEN : small but well equipped with fitted units, fridge/freezer, new double oven with ceramic hob, also a microwave and dishwasher.

CONSERVATORY : Three steps lead down from the kitchen to this very spacious new addition to the bungalow, again with the country and sea view. Sun blinds throughout, table and chairs for 6 also a modern comfortable sofa, room heater. From one end of the conservatory, a door leads past the washing machine and tumble dryer, to a lobby with a door out to the garden. The lobby has room for hanging coats and leaving boots/shoes, separate WC with wash hand basin. From the other end of the conservatory double doors open out to a raised decking area with outdoor seating. Steps lead down to the back lawn.

OUTSIDE : The back garden is reasonably secure and has a side gate to the front. The front is mainly a hard standing area and has parking room for 2 or 3 cars, with a Cornish stone wall and shrubs on the front border.
